TREASURE VALLEY MARKET UPDATE

May 2022

➡️ The median sales price in Ada County was a record $595,000 for April 2022.

➡️  Boise Regional Realtors reported year-over-year this median sales price is up 23.9%. 

➡️  Interest rates are rising for a 30-year fixed mortgage. Rates reached to 5.1% at the end of April 2022.

➡️ Available inventory throughout the Treasure Valley is up overall. In Ada County alone, the inventory has increased by 170% compared to April 2021.

➡️ Buyers may be discouraged by both the increase in rates and prices. However, there is more inventory on the market to choose from.

APRIL 2022

➡️ The median sales price in Ada County was a record $575,000 for March 2022.

➡️  Boise Regional Realtors reported year-over-year this median sales price is up 22.6%. 

➡️  They also report the jump in pricing was primarily due to new construction which comprised nearly one-third of all the sales last month.  

➡️ The rise in available inventory is a positive sign for buyers, however, it is still not quite enough to support the demand. Therefore, it is still a sellers market.

MARCH 2022

➡️ The median sales price in Ada County was a record $549,900 for February 2022.

➡️  Boise Regional Realtors reported year-over-year this median sales price is up 21.6%. 

➡️  All indications point to increased demand, limited supply, and another competitive spring market.   

➡️ The same is true in the commercial world. Businesses are flocking to the Boise metro area due to the increased labor force available and the fact that the cost of doing business in Idaho is a fraction of what it costs in neighboring states. 

FEBRUARY 2022

➡️ The median sales price in Ada County was $540,000 for January 2022.  

➡️  Boise Regional Realtors reported year-over-year inventory was up 63.9% versus January 2021. 

➡️  We saw an increase in listings and sales of existing homes, which tells us more homeowners are wanting to take advantage of their equity gains.   

➡️ If you have been in your home for several years you may be pushing the capital gains limits on your primary home which is $500,000 profit for married couples and $250,000 profit for singles.  Talk to your CPA to see if now is a good time to sell and reinvest. 

JANUARY 2022

➡️ The median sales price in Ada County was $546,000 for December 2021.

➡️  Boise Regional Realtors reported year-over-year inventory was up 75.8% versus December 2020.

➡️  All indications point to a continued rise in home values for 2022, but it may be slower than what we saw in 2021.   

➡️ We are also finding that people moving here recently are not just from the California market. Idaho is on the radar for many people throughout the country. 

NOVEMBER 2021

➡️ The median sales price in Ada County in October 2021 was $533,950.  

➡️  We have seen a shift in the market.  There is much more inventory available which is good news for buyers. Inventory is up 158.5% in Ada County over this time last year. 

➡️ Buyer demand is still strong because people continue to want to relocate to our great state!
