JANUARY 2022

➡️ The median sales price in Ada County was $546,000 for December 2021.

➡️  Boise Regional Realtors reported year-over-year inventory was up 75.8% versus December 2020.

➡️  All indications point to a continued rise in home values for 2022, but it may be slower than what we saw in 2021.   

➡️ We are also finding that people moving here recently are not just from the California market. Idaho is on the radar for many people throughout the country. 

NOVEMBER 2021

➡️ The median sales price in Ada County in October 2021 was $533,950.  

➡️  We have seen a shift in the market.  There is much more inventory available which is good news for buyers. Inventory is up 158.5% in Ada County over this time last year. 

➡️ Buyer demand is still strong because people continue to want to relocate to our great state! 

JANUARY 2021

➡️ The median sales price in Ada County in December 2020 was $434,900.

➡️  According to the Boise Regional Realtors, despite COVID-19, 2020 outpaced the previous year with an increase in home sales of more than 5.2%. 

➡️ Inventory is extremely low right now, making this an excellent market for sellers to achieve top dollar.

OCTOBER 2020

➡️ The median sales price in Ada County in October 2020 dropped slightly from last month and is now $406,684.

➡️ However, Boise Regional Realtors (BRR) reported year over year inventory was still down significantly.  There are 73.7% less single-family homes on the market now versus October 2019. 

➡️ The BRR also reports builders are attempting to put new construction inventory on the market as soon as they can to help with this demand, but the new home market is selling twice as fast this year versus last year.

SEPTEMBER 2020

➡️ The median sales price in Ada County reached $409,945 in September 2020. 

➡️ Boise Regional Realtors reported year over year inventory was down 73.2% from September 2019. 

➡️ The lack of inventory continues to put sellers at an advantage and we are seeing multiple offers on nearly all of our listings.
